2) Attendance and verification of quorum (25%=30) NO QUORUM, only 4 plus one proxy present

3) Reading/Approval of Minutes waived, quorum not met last year

4) Reports of Officers: President and Managers
  • Review of MyHOA-online.com LLC Month-End Financials Packages/Invoice Billings
  • Status of Accounts - Operating/Reserves 
5) HOA Manager’s Report (Eydie, MyHOA-Online.com LLC)
  • Compliance
    • Outstanding issues--tree topping
  • 2023 projects completed
    • Reserve study
    • Audit/review waived
    • Bids for park drainage collected
    • Irrigation repairs
    • Entrance shrubs pruned
    • City added boulders at trail heads
  • Planned projects
    • Upcoming Reserves projects (bark replenishment and landscape refurbishment) started this year, will complete in 2024
    • Park repairs--play structure maintenance and damage
    • Park drainage to remedy annual flooding
6) Old Business

    • why community cannot be gated
    • security of homes responsibility of owners
    • sidewalk repair resposibility

  • Discussion of Board-approved annual budget, and vote to ratify board-approved annual budget--automatically approved without quorum per RCW
  • Annual budget meeting to be held in 4th qtr. annually, 1st quarter meeting for all other business including elections for board
