Annual and BOD Meeting Minutes
November 30, 2022
1) Call Meeting to Order 7:05 PM (Ben)
2) Attendance and verification of quorum (4 required)
5 attendees: Ben Grace (Director), Teresa Freeman, Scott Severse, Vicki Cunningham, Pam LaPlante; Manager: Eydie Leighty
3) Reading/Approval of Minutes from (12/1/21)
Motion to approve by Pam, 2nd by Vicki, passed unanimously
4) Reports of Officers: President and Treasurer
- Review of MyHOA Month-End Financials Packages/Invoice Billings
- Status of Accounts - Operating/Reserves- Eydie reviewed balances, only 2 owners in arears, 1 is in legal and the other owes just over $105 from 2022.
5) Property Manager’s Report (Eydie, MyHOA-Online.com LLC)
See old business for list of projects accomplished, plus gate fork latch and up light and landscaping facelift at monument.
6) Old Business
- Play structure inspection
- Reserve study
- Perimeter fence
- Other old business still pending
7) New Business
- Reserve study review - Up to 68% from 65% last year, even with fence expense deducted. No longer recommends an increase to dues. Upcoming projects reviewed--stain fence, play chips, repairs if needed to monument
- Discussion of Board-approved annual 2023 budget and vote to ratify-all owners approved of budget, less than 51% voting, so it automatically ratifies per RCW as well.
- Nomination and election for open board positions - Pam and Vicki volunteered to take the two open board positions, Motion to approve by Ben, 2nd by Scott, passed unanimously. Erin has rotated off the board as of now, we thank her for her service.
- Other new business - Grass condition in park discussed due to moles. Eydie to get bids to repair potholes. Comments made to keep gates to park unlocked to avoid further damage, kids are going to get in either way.
